An individual lease means that each resident is only responsible for their rental amount and damages to their bedroom and the common areas in the apartment.
With a term lease, rent is broken down into 12 equal installments.
There are four ways to qualify a lease agreement at The Cottages at Lake Tamaha:
- Self- Qualify: Applicant must possess a minimum credit score of 650, make 3x the monthly rent, and pass a background screening
- Obtain a guarantor (also known as a co-signer) that possesses a minimum credit score of 601 and make 4x the monthly rent
- Student Only: Guarantor Waiver Program (GWP): Students are able to submit proof that they are actively enrolled full-time to a University or College to qualify under GWP. This option does come with an additional monthly charge of $47
- Non-Students Only: LEAP - Applicants that are not full time students can apply to LEAP at leapeasy.com and complete an application to be qualified with a 3rd party guarantor. LEAP requires an initial fee of up to 85% of the base rent to be qualified with them.
You may choose your roommates, or we can assist in the roommate matching process.
We use a roommate matching system called Roomsync that determines compatibility with emphasis on personal/social habits, study habits, sleep patterns, year in school, area of study and many other factors to help find the most compatible roommate.
Everyone that signs a lease with us receives an email from Roomsync to set up their account after signing their lease.
There are several ways a resident can pay rent:
- A resident can visit the leasing office to pay in person via check, money order, or cashier’s check.
- A resident can log into their online resident portal and pay with an echeck, credit or debit card.

We allow dogs and cats with a max of two pets allowed per apartment. Weight and breed restrictions do apply to dogs.
You must have your pet approved by the Community Manager by signing a pet addendum that can be obtained from the leasing office.
Pet vet records must be provided, along with a pet photo.
For animals to be approved, all roommates must agree to live with the pet per the lease agreement that is signed.
There is a $350 Pet Registration Fee that must be paid at the time of registration, and $50 Pet Rent that must be paid monthly.
Your monthly installment includes a fully furnished apartment, 24/7 emergency maintenance, trash, pest control, and controlled access to the property.

Parking is first come first serve to residents with registered vehicles.
There is covered parking offered at certain locations that cost $35 monthly, which is optional for residents.
We offer reserved parking to residents who request them at $35 per month, which means that you receive a reserved parking sign in front of your cottage to reserve your parking spot.
Any vehicle that does not have proper decals registered with the front office will be towed at the owner’s expense.

The Clubhouse is 24 hour accessible by your black key fob. You must use your key to enter the property.
Lake Tamaha Hours are Sun up to Sun Down. At dark, the lake closes.

Our maintenance team works tirelessly to resolve any maintenance issues quickly and professionally.
Our apartment community also offers 24-hour emergency maintenance for additional support.
A resident may request maintenance by submitting a work order through their online resident portal, or calling the front office to report any issues.
Our employees can place work orders for residents as well.
Rent is due on the first of each month beginning with the month the resident’s lease term begins.
Rent is considered late by the 4th of the month.
Late Fees are charged on the 5th of the month, with a one time late fee of $50.
Everyday that rent is late after the 5th, there will be a $10 late fee per day until the 17th of the month.
The Cottages does require that all residents have renter’s insurance of at least $100,000 in personal liability.
If a resident can’t obtain renter’s insurance on their own, The Cottages does provide a renter’s insurance program that you can enroll in for a monthly fee of $15.00.
This requirement is for the financial protection of both the resident and the community.

WHAT IS CARDINAL PROTECT?
Cardinal Protect provides you with the required liability coverage in the amount of $100,000 for damages caused by a variety of accidental incidents.
Additionally, you are covered up to $1,000 in displacement costs.
There is $0 deductible with no increased premiums for claim(s).
HOW DO I ENROLL IN CARDINAL PROTECT?
If you are already enrolled, no action is needed.
If you are not, and wish to be enrolled in Cardinal Protect, there is nothing you need to do!
You will be automatically enrolled into the program as of August 1 of each year.
WHAT IF I HAVE A THIRD-PARTY RENTERS INSURANCE POLICY?
To avoid auto-enrollment on August 1 of each year, you must contact your insurance provider and update your renter’s insurance policy with the following information:
- A minimum of $100,000 in liability insurance
- The Resident’s insured address (your community address with your unit number)
- The Cottages at Lake Tamaha MUST be included as an additional interest and the address for notification of changes to your policy must be sent to PO Box 12367, Columbus, Ohio 43212

This is a requirement for all Lemonade policies.
You must provide proof of the updated renters insurance policy by August 1 of each year or you will be automatically enrolled in Cardinal Protect effective the above date and billed $15 on a monthly basis.

All mail and packages will come directly to the Cottage unless the package is small enough to fit in the mailbox.
Your mailbox number matches your unit number.
If there is no unit number associated with the package, the package is usually delivered to the front office.

Lucky for you all utilities are set-up by The Cove so don’t sweat, we’ll make sure all the lights are on.
We cover the cost of Internet, Trash, and Pest Control but you will start seeing Electric and Water bills a month after move-in.
The Cottages is not responsible for paying for any utilities for the cottage that you reside in.
The residents are responsible for paying for electricity, water, and sewer.
Clear Charge is the 3rd party vendor that The Cottages uses for utility management, and they bill back all utilities that the units use.

The Cottages uses a 3rd party vendor named Pavlov for all internet and cable.
Pavlov is responsible for the internet and cable service, as well as any issues that arise from the service.
The property pays for the internet service, the resident pays for the cable service.
Cable can be obtained by using a co-ax cable and connecting it to the wall cable outlet and the tv.
A channel search must be done in order to navigate the channels.
The wifi box are usually located in the laundry room of the cottage, or an upstairs bedroom closet.
If you do not have access to the room, please call Pavlov to help you get connected to the wifi.

There are two compactors onsite located at phase 1 mailboxes, and located at phase 2 mailboxes.
Trash must be bagged, tied, and disposed of inside the compactor doors.
Any trash found on the ground or steps around the compactors result in a $200 fine per occurrence.
Trash is not to be left on your front door step for any reason.
If our grounds team removes any trash from your unit, it is $75 per bag that is removed, and a lease violation is issued.
You can put in a work order on your resident portal or contact the front office to be added to the pest control list for the pest control tech to treat your cottage on Fridays only.
Pest control only comes to the property on Fridays.
Each cottage is treated once a quarter and sprayed for all insects and bugs, which also occur on Fridays.

All residents must return all items issued to them at move in, or pay replacement costs for those items.
Residents need check out with the front office to ensure that everything is turned in, and sign move out paperwork.
We provide move out walk through and inspections up until July 15 each year, which means that your move out inspection can be done and scheduled with an employee if you would like to be present for the inspection.
Scheduled move out inspections are not required.
If the resident opts to not inspect with an employee, the room and common area will be inspected at NOON on the last day of the lease.
A resident is financially responsible for damages to only his/her bedroom and jointly financially responsible for damages in the common areas (living room, hallway, kitchen, etc.) in the apartment.
Common area damage costs are totaled up and divided evenly among all the residents in the apartment.
If a resident in the apartment claims responsibility for damages in the common areas, then the apartment community will only charge that resident for the damages.
At move in, you are given a 48 hour inspection form, this form is what you will use to document any damages that you do not want to be responsible for at move out.
